McKee Properties, one of San Diego’s most experienced residential property management companies has an immediate opening for a seasoned Residential Property Supervisor.

This position involves the management of approximately 150-180 residential units, including single-family homes, condominiums and small (4-12 unit) apartment buildings located throughout metro San Diego County.

As a Residential Property Supervisor, you will be responsible for delivering excellent customer service to our owners and tenants, while maintaining high occupancy rates and maximizing profits across your portfolio. Your support team consists of a Resident Relations Coordinator, Assistant Property Manager Field Services / Leasing Coordinator, and CPA Accounting Supervisor.

Your key responsibilities will include:

  • Property Operations – Oversight of daily property operations in accordance with company policies and procedures, including Federal and State Fair Housing Laws
  • Communication – Maintain excellent owner communication by providing prompt follow up to owner requests
  • Leasing/Renewals – Review rent surveys to ensure all properties are at market rent; negotiate new leases and lease renewals
  • Maintenance Turnovers –Work with Assistant Property Manager and Vendors to ensure timely turnovers
  • Rent collections – Enforce timely rent payments from tenants, process delinquency reports, notices for non-payment, and oversee the eviction process when necessary
  • Process security deposit dispositions
  • Capital Improvements – Make owners aware of deferred maintenance at properties, overseeing and obtaining bids for maintenance expenditures that exceed owner repair limits
  • On Call – Be available for after hours emergencies on a rotating basis with other staff members
  • Must possess working knowledge of AB1482 (California Tenant Protections Act of 2019)

Requirements:

  • Minimum 3 years of residential property management experience required
  • Valid California Real Estate Salesperson License
  • Strong written and oral communication skills (aptitude test may be required upon conditional hire)
  • Ability to exercise good judgement in accordance with California Landlord/Tenant law
  • Team player mentality who collaborates well with others
  • Supervisory skills with ability to delegate tasks to admin support team
  • Reliable transportation with local (San Diego County) travel to properties required (Monthly mileage reimbursement provided)

Job Type: Full-time

Salary: $75,000.00 – $85,000.00 per year

McKee Properties, one of San Diego’s premier Property Management Companies has an immediate opening for a full-time in office property management assistant. As assistant property manager, you are responsible for assisting the regional property supervisors in the day-to-day operations of a large single family portfolio. Your primary focus is to oversee all tenant activities in a 450+ single-family portfolio

  • Tenant & owner customer service inquiries including assisting with inbound phone calls.
  • Ensure resident and owner files are maintained in accordance with company policies and California Department of Real Estate regulations
  • Assist managers with lease renewal process
  • Monitor local market trends and conditions and conduct property comparable reports on a monthly basis
  • Draft and revise residential lease agreements in ZipForms, process new tenant applications -Monthly rent and past due balance collection
  • Conduct resident move-in/move-out surveys
  • Promptly respond to “Guest-Cards” and rental inquiries received through phone, email & website
  • Assist in marketing and advertising vacancies on a weekly basis
  • Work closely with maintenance team to ensure vacancy turn times are met

REQUIREMENTS

  • Minimum 2-3 years residential property management experience
  • California Real Estate License required
  • Strong computer skills: proficient with Microsoft Office
  • Must possess strong customer service skills & organizational skills
  • Warm, engaging personality with great people skills
  • Ability to multi-task and work in a fast paced business environment
