Turnover is one of the most costly expenses that you will incur in the operation of your rental
property. When your resident moves out, you incur rehab costs that are necessary to get your property
back to “rent-ready” condition. While this is a normal cost of doing business, it is a cost that can

surveys to determine our residents’ level of satisfaction with their premises, and with us as their

comprehensive interior inspection as a condition of renewing your resident’s lease for subsequent

As part of our Mission Statement, “We will always strive to provide safe and comfortable environments
for our residents.” In order to ensure that our residents premises are safe, we conduct an annual
health and safety audit, which is a questionnaire that each resident is required to complete in order
to ensure that minimum health and safety standards are being met, and further to provide us with written
documentation of any property discrepancies. Residents are required to contact their local utility
company to schedule free courtesy inspections of their gas and electric appliances, including gas heating
systems and water heaters. This annual audit serves to help protect our residents and also to shield our
clients from some of the liability associated with the rental property ownership.
