Marketing

In order to maintain the highest occupancy level in your rental property, and avoid costly vacancy loss, three critical steps must occur.

1. The property must show well. Our maintenance division will recommend repairs and improvements necessary to ensure that your property looks its best when being shown to prospective residents.
2. It must be offered at fair market value. Your Regional Management Team knows the rental market in your area, and will recommend rental rates designed to optimize your income and shorten the time that your rental property stands vacant.
3. It must be properly exposed to the market. We use innovative approaches to ensure that your property is fully exposed to the rental market.

Utilizing print media as well as online resources and our own website, we maintain occupancy levels significantly above the market averages.



Signage

Our signature green and blue signs appear throughout San Diego County. Our web address is prominently displayed on our signs, driving significant traffic to our website. We place our signs on all properties where permissible.



Mobile Leasing: 7 Day a Week

We pioneered the “mobile leasing” concept in San Diego County. Our “virtual” leasing line is routed to our on-call leasing associates to provide you with 7 Day-A-Week coverage for your rental property. This results in a faster lease-up and a better bottom-line!



Rental Hotsheet

Resident Screening

An important part of any successful property management plan must involve a comprehensive resident screening procedure. Your prospective resident will be thoroughly screened using our proprietary “Triple Check” underwriting system. We utilize one of the nation’s leading tenant screening companies, and search the major national credit bureaus, as well as public records and eviction database service. This screening procedure, when used consistently, will result in better resident selection, and higher probability of on-time rent payments.



The Rental Agreement

We utilize only the most current Residential Rental Agreement developed by the California Association of Realtors and available only to member firms. These contracts, considered to be state-of the-art within our industry, are designed to protect the interests of the rental property owner. Your Regional Property Supervisor will be happy to contact you prior to executing a new rental agreement on your property to review all pertinent terms and conditions.



Resident Retention

Turnover is one of the most costly expenses that you will incur in the operation of your rental property. When your resident moves out, you incur rehab costs that are necessary to get your property back to “rent-ready” condition. While this is a normal cost of doing business, it is a cost that can be reduced through good resident retention policies. We treat our residents with respect, and endeavor to be responsive to their needs. To monitor our performance in this area, we conduct annual resident surveys to determine our residents’ level of satisfaction with their premises, and with us as their property manager. Our annual resident satisfaction surveys are available for your review, upon request.



Lease Renewal Inspections

In addition to inspecting your property each time a resident moves out, we will also perform a comprehensive interior inspection as a condition of renewing your resident’s lease for subsequent terms. Our pro-active lease renewal procedures are instrumental in helping us maintain high occupancy rates across our portfolios.



Accounting Services

We recognize the importance of providing you with timely and accurate accounting services to detail the performance of your rental property. At the end of each month you will receive comprehensive income and expense reports, detailing every transaction occurring in the current accounting cycle. Your monthly income distributions will be remitted by check, or ACH electronic transfer at your request.



Maintenance Services

Through our in-house maintenance division, Certified Property Maintenance, we provide our clients with timely and cost effective maintenance and rent-ready services. Our employees are state licensed, bonded and insured. Our residents can request routine maintenance 24 hours a day, 7 days a week by logging onto our website at www.mckeecompany.com, and selecting the Maintenance Request link from our homepage. This provides our residents a convenient way to submit their maintenance requests after normal business hours. And of course for after-hour emergencies, we provide on-call personnel 24/7, 365 days a year.



Annual Health & Safety Audit

As part of our Mission Statement, “We will always strive to provide safe and comfortable environments for our residents.” In order to ensure that our residents premises are safe, we conduct an annual health and safety audit, which is a questionnaire that each resident is required to complete in order to ensure that minimum health and safety standards are being met, and further to provide us with written documentation of any property discrepancies. Residents are required to contact their local utility company to schedule free courtesy inspections of their gas and electric appliances, including gas heating systems and water heaters. This annual audit serves to help protect our residents and also to shield our clients from some of the liability associated with the rental property ownership.
