Marketing Your Property
Get ResidentsIn order to maintain optimum occupancy rates, and avoid costly vacancy loss, several things must occur. Your Regional Property Supervisor is trained to determine the correct "Presentation, Pricing and Promotion" for your specific property type. The property must "present" well. It must be offered at fair market value, and it must be given the highest possible level of exposure to the marketplace. A successful marketing plan is not static. It must be innovative, and it must adapt to changing market conditions. McKee Asset Management has managed real estate through several economic cycles over many years, in both good markets and bad. We adapt our marketing approach to current economic conditions.

Advertising You Property
We advertise our rental properties in all appropriate print media located within our service area. Our large advertising volume enables us to take advantage of wholesale rates on many of these publications. We also utilize display advertising in various local media to target specific markets for properties under our management. Our attractive, and widely recognized, green and blue signs are placed on all rental properties wherever permissible, and generate a significant call volume of renter prospects.

Leasing 7 Days A Week
We pioneered the "mobile leasing" concept in San Diego County. Our experience has shown that a rental prospect must be accommodated promptly, before they will move on to another property. Our goal is to provide live response to all rental inquiries, and to arrange rental showings within 4 hours, 7 days a week.

Rental Reviews
We were the first to introduce a widely distributed "Rental Previews" of available rental properties. The distribution of this listing service now extends to over 500 companies within our growing network of real estate offices, relocation centers and military housing offices throughout San Diego County. We estimate that over 20% of our residents found their homes through our Rental Previews.

Not only can a prospective renter find their next home on our website; they can also submit a secure online rental application through our website, for faster processing.

Resident Screening
A key to a successful and profitable management plan involves accurate resident screening. Prospective residents are thoroughly screened using our proprietary "Triple Check" underwriting system. This system utilizes our online credit reporting capability, which enables us to draw not from one, but from all three major national credit-reporting bureaus. In addition, we also subscribe to the nation's largest public records and eviction database service, to ensure that your applicant is properly screened against evictions, and other derogatory public records. Finally, we verify the applicant's current employment, as well as current and past landlord references. A bad resident selection decision can cost you plenty. While we cannot guarantee success in all cases, our system dramatically decreases your odds of renting to the wrong applicant.

Rental Agreements
We utilize only the most current rental housing contracts approved by the California Association of Realtors. These forms, considered to be the state-of the-art contracts within our industry, are designed to protect the interest of the rental property owner. We update to the newest versions of all rental forms and contacts continuously to ensure that you are in full compliance with California Landlord-Tenant regulations at all times. Your Property Supervisor will always contact your prior to the execution of a new rental agreement to review all pertinent terms and conditions.

Resident Retention
We know how valuable a good resident in your rental property can be. One of the most costly expenses you will face as a rental owner is that of a vacant unit. In order to retain your residents, and keep them happy, we strive to be responsive to their needs. All residents are surveyed annually to determine the level of satisfaction with their premises, with their Property Supervisor, and to request any needed maintenance. Our annual resident satisfaction surveys are available for your review, upon request.

Property Inspections
Your property will be thoroughly inspected and photographed at the time it is placed under management with our company. All property features and amenities will be inventoried, and included in our company's comprehensive property database. This will enable our entire staff to become more knowledgeable about your property. In addition, your Property Supervisor will conduct a thorough property inspection each time a resident moves in or out of your property, or when your rental agreement is renewed or extended. At the conclusion of each inspection, a written inspection report will be issued in order to document the condition of the premises. These inspection reports are vital evidence of the condition of the premises at a point in time, and may be used to defend your interests in such matters as security deposit disputes.

Accounting
We recognize the importance of the accuracy and punctuality of our accounting services. Our staff includes an Accounting Manager who has received advanced, post-secondary education in the accounting field. We employ state-of-the-art accounting software, and feature both automatic deposit and ACH electronic funds transfer options for disbursement of your monthly income distribution. Our monthly accounting reports are both concise and informative. Expanded reporting and budgeting capabilities exist, dictated by the client's specific needs.
